ip pim nbma-mode, frame-relay map without broadcast statement

Hi there,

I have frame-relay setup between two routers.
I used on both routers the "frame-relay map" statement.

When I configure "ip pim sparse-mode" & frame-relay map BROADCAST statement
I'll see the other side with "show ip pim neighbor"

when I configure "ip pim sparse-mode"& frame-relay map WITHOUT broadcast statement, I do NOT see the other side with "show ip pim neighbor"

I always though that in this situation the command "ip pim nbma-mode" would help me to unicast to the other side.
I configured this command on both sides, shut-no shut both interfaces, but no pim neighbors... :(

What am I missing, and how can I make this config to work.
