I also thought about this solution.
The only problem that you make a static route for the network you learn
from BGP neighbor.If your connection with R1 is down you'll still
advertize this summary so black hole being created.

May be you should not worry about this on CCIE LAB ?

P.S. I think it should be static null0 + BGP Conditional Advertisement
