As far as i can understand R2 is a spoke, which you have made an RP and
mapping agent. the problem can occur if spoke to spoke reachability or split
horizon can cause problems. Anyways if the reachablility is there, try
tweaking the role of mapping agent. Since R1 is in the center of your
topology, why dont you go ahead and make it the mapping agent.
i dont think if you define static RP on each device, there is a requirement of
mapping agent.

I have configured r2 as the RP/mapping agent. The connection between r1 to r2
and r5 is a frame relay pvc. R1 is configured for ip pim nbma mode.
Now If I have AutoRP listener configured on all the devices, I cannot reach
sw1 and sw2 from r4 or from any r1.
But if I configure r2 has the static rp only for the groups 224.0.1.39 and
224.0.1.40 and r2 remains the auto-rp/mapping aganet for the rest of the other
groups,
I can reach sw1 and sw2.
I want to understand how the static rp for 224.0.1.39/1.40 changes things (I
know that .39 and .40 are the address of rp/map)

AutoRp listner is used when all of the interfaces are configured as
sparse-mode. and there is a requirement to allow pim routers to join
224.1.0.39 and 224.1.0.40 multicast groups. it depends if ur framerelay is
nbma try it along with ip pim mode nbma and see if it works.
