Per Doyle:

(1) When authentication is configured, it must be configured for an entire
area.
(2) The password [assigned to its respective interface] does not have to be
the same for throughout the area, but must be the same between neighbors.

A non-authenticated area can establish a virtual link through an
authenticated area.

Use 'show ip ospf virtual-links' to verify. As far as your debug telling
you that there is an authentication failure when attempting to set up an
adjacency WHILE your route table still has the routes, use 'clear ip ospf
process [all]' to flush old OSPF info then monitor 'sho ip osp neighbors'
events through neighbor establishment.
